Scope of Work

We are pleased to submit the following proposal for roof replacement at the property located at the above referenced address:
Tile Roof Replacement: Provide all labor, material, and equipment to remove existing tile roof system. Supply and install new 30lb base sheet mechanically fastened. Supply and install one layer of TU Plus membrane prior to installation of roll tile (foam system). Install new 3”X 3” painted drip edge in perimeter of roof; install all new lead plumbing stacks.
All work to comply with current building codes. Tile color and style to be selected by the Owner.
Plywood sheathing replacement in excess of 150 sq.ft. will be additionally billed at $6.00 per sq. ft.

Roof Specifications

Remove existing roof cover down to deck; replace damaged sheathing and re-nail entire sheathing to current Florida Building Code. Reinforce or replace damaged rafters with a minimum No.2 Doug/fire or Southern, Yellow Pine. Replace damaged overhang wood under soffit and fascia ($4/lf), replace any damaged soffit screens. Obtain required inspections per building department inspection schedule. Install tile roof according to current FBC, chapter 34, Notice of acceptance and/or Miami-Dade County Application Protocols. Contractor to provide a 10-year labor and material limited warranty. Paint all new wood with a coat of oil-based primer followed by an additional coat of oil-based or latex paint (Sherwin Williams or approved equal).
General Conditions: Remove and properly dispose of all debris and roofing materials. Provide and install plywood on the driveway for protection. Replace all work-related sod damaged. Clean site daily. Obtain all building permits and inspections. Contractor to provide a 5-year labor and material warranty upon completion of the work.

Note: This proposal may be withdrawn by us if not accepted within 15 days.

All material is guaranteed to be as specified. All work to be completed in a workmanlike manner according to standard practices. Any alteration or deviation from the above specifications involving extra
costs will be executed only upon written orders and will become an extra charge over and above the estimate.
All agreements contingent upon strikes, accidents, or delays beyond our control.
